Madrona Real Estate Services, LLC manages both home owner associations and condominium home owner associations. We provide our services on an individual, specialized contract basis. Contract services can include:
- 24 hour emergency Property Management pager service available
- Attendance and preparation for the Annual Meeting including preparing minutes and maintenance of Corporate Records
- Enforce Association Rules & Regulations
- To seek and obtain the best and most cost effective solutions to HOA problems and issues
- Prepare an Annual Operating Budget for association approval and implementation
- Prepare Quarterly Reports: Balance Sheet, Budget to Actual, General Ledger
- Assist in preparation of compilation of financial statements for CPA to prepare an Annual Tax Return
- Timely collection of Owners Dues & Special Assessments
- Banking Deposits & Reconciliation of checking & reserve accounts
- Set up Reserve for Replacement Schedules and insure quarterly funding to Market Rate Savings Account
- Oversee and administer janitorial and housekeeping services for all common areas
- Backflow Prevention and Annual Fire Testing Administration
